It is organic, not just dirt. Moss, mould, algae and lichen take hold on shaded, damp and south-facing surfaces through Perth's wet season, and the roots grip down into the pores. A quick blast only knocks the top off and leaves the roots and spores behind, which is why it greens straight back up. We pre-treat it and clear it properly, then leave a biocide behind to slow the regrowth at the root.

Soft washing is very low pressure, under about 500 PSI, paired with a biodegradable biocide solution that does the work instead of brute force. It clears moss, mould, lichen and algae far more thoroughly than blasting. We use it on anything delicate, porous or coated: roofs, render, painted walls, limestone, Colorbond and solar. High pressure only goes on hard, sound surfaces that can genuinely take it.

No. On hard, sound surfaces we run a wide 860mm flat rotary surface cleaner, walked evenly across the whole slab for a uniform finish with no wand stripes and no zebra striping, and no hot water needed. Everything soft or porous is soft washed instead. Stains are matched to the right chemistry first, alkaline for oil, acidic for mineral and rust, enzymatic for organic growth, so they lift rather than getting driven deeper.

It can, in the wrong hands, and that is exactly what we are careful about. Too much pressure pits soft limestone, blows render off in chunks, forces water up under roof-tile laps, and strips paint. Because we are a sealing specialist, protecting the surface is the whole job, so we match the pressure to the surface and clean it back without carving into it.

Yes, and that is how we do it. We soft wash a long-acting biocide onto the roof at low pressure from ladders at the eaves. We never climb on or blast the roof, because high pressure forces water under the tiles and damages pointing and bedding. The treatment stays active up to 24 months and works over roughly 3 to 12 months: the growth dies back and weathers off with the rain. Honest heads-up, this is a treatment, not a same-day sparkle, and it is not guaranteed, because the weather is outside our control.

Yes, and it is the part most cleaners leave out. A freshly cleaned surface is bare and wide open, so it re-soils and greens up again fast. While it is clean and prepped is the ideal moment to protect it. MineralProtect for stone, pavers and concrete seals colourless and breathable so the surface sheds water and stays cleaner for longer. GlassProtect makes glass water-shedding and largely self-cleaning. The sealing step carries a 10-year registered guarantee. The clean gets it clean, the seal keeps it that way.

Cleaning starts from $4/m² and is quoted per job, because the surface, the area, the access and how much growth has taken hold all move the number. We confirm your exact price at quote, after a free look, before you book anything, so it is settled up front, not sprung on you on the day. Sealing, by contrast, is one published rate: MineralProtect at $16/m² all-in (minimum job $960), and GlassProtect from $8/m² (minimum job $480).

We use biodegradable soaps and a biodegradable soft-wash solution, and we look after the garden: wetting down plants and lawn before, covering what needs it, and rinsing thoroughly after. Keep pets and kids off the area while we work and until it has dried. Anything particularly sensitive in the garden, tell us at quote and we will plan around it.
